New Inn Sees New Owners in Mid-Devon Freehold Sale

Though many of Devon’s Grade II listed thatched country inns rarely come onto the market, when they do, they create an outbreak of interest reaching far and wide. True to form, the protected conservation village of Coleford, just west of Crediton, became the focus as the freehold of its inn with an asking price of £625,000 has recently sold.

13th Century charm

The New Inn is just 12 miles north of Exeter and within a good distance of neighbouring villages. Attracting an eclectic mix of local custom and guests from further afield, the pub’s success is firmly built on its great Westcountry food, award-winning cask ales, and 4-star B&B guest rooms.

With more character than most, The New Inn has retained much of its 13th Century charm.  Beyond the downstairs entrance, the main bar features seating for around 50 before leading through to the Middle Bar with steps up to the Hayloft Restaurant—both of which accommodate around 60 covers combined and serviced by the fully equipped commercial kitchen.

Upstairs and the property reveals the full owner’s accommodation together with its six en-suite B&B letting rooms.  All renovated in keeping with the property, with a chic and contemporary design, the mix of double and triple rooms all score highly rated reviews on Tripadvisor and booking.com.

With many period features still in place, including the low ceilings, exposed wood beams, and fireplaces throughout, the inn offers something special in every area.

Externally, The New Inn also accommodates 60 people for outside dining. The enclosed beer garden and terrace both feature relaxing surroundings and outdoor seating, while the secluded flagstone patio area links directly to the Hayloft Restaurant.

Popularity assured

Having an existing strong customer base, high turnover, and exceptional profits, The New Inn’s new owners can certainly hit the ground running. Director of Charles Darrow, Jon Clyne, who handled the sale commented: “We were delighted to agree terms to Mr Smeed, who had been searching for the right opportunity for some time. Mark’s plan for the pub initially is to immerse himself in the local community, while extending the opening hours and the availability if the letting accommodation. The New Inn is an iconic, quintessential thatched pub and we look forward to seeing it go from strength to strength”.
